Long term property rental market


Zagreb West Real Estate Agency has been mediating in the long-term rental of flats and houses in Zagreb since the mid-90s. We have been following the trends, characteristics and profitability of this market segment for just as long.

Many owners of quality flats and houses in Zagreb have for years been renting them to diplomats and ex-pats working in international companies; students from other parts of Croatia, and increasingly from abroad; and to the growing number of young people who can no longer afford to buy. Such properties are mostly inherited or family owned, not bought or built with the intention of renting them out.

There was not enough supply even before many flats were converted into air b'n'b's, which affected not only the tourist towns on the coast, but also Zagreb, and the earthquake. In Croatia, there is currently no real estate development for long-term rental, though there would be demand in both the affordable (regulated) and market segments. We talked about the challenges and opportunities in the long-term renting of property, with Tomislav Pili from Lider magazine, who we thank for the opportunity to share our insights.
